Penggunaan
Jaminan Bank
  2. Kemudian dilakukan pemetaan SBU, masing-masing SBU dinilai berdasarkan beberapa karakter, seperti: a) daur hidup, b) bagian pasar, c) pertumbuhan dan arus kas.

Historis Industri Tekstil Nasional

Build Operate Transfer (BOT)

Contract Build Operate Transfer (BOT) is a collaboration between the government and the private sector in building public infrastructure that aims to improve the infrastructure growth without spending money from the government. Application of this contract, the private sector finance, design, build, operate and maintain infrastructure facilities within a specific concession period and ending with delivery of facilities to the government without any compensation. Private parties to get revenue from the operation of these infrastructure facilities during the concession period lasted.

Thus the BOT model gives an opportunity and liberty to customers (offshore) to get  Offshore Center (OC) build and operated as per their specific needs and also set up the processes in various stages to suit their business needs.
The staged process helps the client to evaluate the risks involved and also helps them to check the feasibility before investing in full-fledged manner.

Source: http://www.omnitechindia[.]com/

The BOT Model would typically be used for:
An organization wishes to commence business in a country where it does not haveits base. The organization would look at getting a local company to reduce risk its venture into the new country. An organization doesn’t have the expertise in that process, and wants to pool in specialized and dedicated resources to execute it. Here the organization will tie up with a mature player who already has expertise and knowledge for it.

Key points involved in executing a BOT model:An organisation does a feasibility of approach - setup the said project on its own or work on a BOT model. If opted for BOT model, then,Service providers are shortlisted and a dialogue is initiated with them.

The parameters are shared with the service providers and their intent is ascertained whether or not they would be keen to proceed with such an arrangement. It is very important to find a matured service provider as he has the right domain knowledge and expertise that helps to get the optimal returns from the investment.

The initial agreement is signed which spells out the nature of contribution that each of the participants will bring to the table. It also spells out the time duration for the transfer of project/rights. This is referred to as the `put' or `call' options i.e., whether one of the participants to the venture would put their shares to be

Bisnis properti akan terus tumbuh

Para pengusaha properti yakin penjualannya tahun 2010 nanti bakal bersinar. Tak tanggung-tanggung grup Ciputra menargetkan kenaikan penjualan hampir separuh dari semua proyek yang kini tengah digarapnya. (source: http://properti.kompas[.]com/)

Merek mempengaruhi nilai saham

Sebelumnya, Senior Partner Truscel Capital Saiful M Ruky, menyatakan pihaknya belum menyelesaikan penilaian saham AQUA. "Progressnya baru 75%, tinggal penilaian brand.

Tax rebates on land and buildings

Tax rebates on land and buildings

Aditya Suharmoko , The Jakarta Post , JAKARTA | Sat, 07/11/2009 11:27 AM | Business

Certain taxpayers will enjoy rebates for land and building tax (PBB) as part of a government effort to ease the financial burdens on low-income people, the Finance Ministry said in a statement Friday.

The new ministry’s regulation, effective as of Aug. 17, will give PBB tax rebates to war veterans, farmers, retirees and low-income workers. The amount of rebates will depend on the types of taxpayers.

War veterans, or wives or husbands of deceased veterans, will get rebates of 75 percent.

Up to 75 percent rebates will be provided for taxpayers having farms, cattle breeding or fisheries that yield little; taxpayers whose only income is from pension funds; taxpayers with little income and unable to pay PBB; also taxpayers with little income while the value of their land or buildings rises due to changes in the neighborhood or development.

Taxpayers whose building or land is destroyed by natural disasters, will get 100 percent rebates.

To get such rebates, taxpayers must file a request to their district tax offices that can be processed individually or as part of a group request, based on their PBB claims.

War veterans, or spouses of the deceased veterans, can request PBB rebates collectively before and after receiving tax request letters. The amount of tax liability should not exceed Rp 500 million (US$49,500).

War veterans should submit the request at the latest by Jan. 10 of the tax year, represented by the Indonesian Veterans Legion (LVRI), to district tax offices.

For taxpayers with farms, cattle breeding, fisheries or plantations; taxpayers with sole income coming from pension funds; taxpayers

with little income and unable to pay PBB; and taxpayers with little income whose land of building value rose because of development, tax liability should not exceed Rp 200,000.

For taxpayers suffering losses because of natural disasters or other incidents such as fire or crop disease the ceiling amount of tax debt is Rp 500 million, the ministry said.

For individual applicants, the amount of tax debt should not be more than Rp 2 million to be
eligible for PBB rebates. The request should be submitted within three months of receiving tax liability letters or since suffering a disaster or incident.

The regulation also states that heads of district tax offices will have the authority to grant PBB rebates if the amount of tax liability is less than Rp 500 million.

If the tax liability is between Rp 500 million and Rp 1.5 billion, the authority rests with the head of the special regional tax office.

Only the director general of taxation, representing the finance minister, can grant rebates for tax liabilities exceeding Rp 1.5 billion.

New realities in banking sector

Living with new realities in banking sector

The Boston Consulting Group (BCG) conducts an annual study to analyze the value creation performance of top banks globally.

This past year has been a very tumultuous year for the global economy and especially the banking sector. The word "unprecedented" has now become a very common description of the current crisis. BCG's Creating Value in Banking 2009 report is aptly named Living with New Realities.

The impact of the crisis on Indonesian banks has fortunately been very different from how it has impacted major global banks.

That said, it is worthwhile for Indonesian bankers to step back and reflect on the global upheaval, before getting down to the task of thinking through what should be done at home.

Globally, the losses suffered by the banking industry are astounding. Since the pre-crisis peak, the market capitalization of the global banking industry has fallen by US$5.5 trillion.

This is equivalent to the about 10 percent of the global GDP. But losses are only half the story. The financial crisis has done more than destroy value and topple banks.

It has redefined what financial institutions must do to compete and win. For banks, this crisis will prove to be as transformative as it is destructive.

Banks are living with new realities that will redefine what they must do to compete and win. As a result, we expect the much-maligned universal banking model will re-establish its primacy.

The fundamentals of this model are sound. Banks using the universal banking model are built on strong customer relationships and funded predominantly from their own deposit base.

In Indonesia and the rest of Southeast Asia, the universal banking model has been the predominant business model of choice for major banks (e.g., Mandiri, BCA, Danamon, etc.) and this is clearly going forward.

Banks will become more focused. They will compete where they can win. Large banks will still loom over the landscape, but they are much more likely to be multi-local institutions -repeating a simpler, more standardized business model across fewer countries - rather than wide-ranging, highly complex global titans.

By returning to the past banks will move forward. They will once again emphasize old-fashioned products and practices, where the bias is to lend what is brought in as deposits.

Their business models will reflect a more cautious, more highly regulated, and less risk-oriented environment. There will be a stronger focus on transaction, processing and fee-based activities.

This does not mean that banking will be dull or easy. If anything, it will become more demanding as banks get back to the business of focusing on their customers - the emphasis will be on relationships, not products.

The new realities will force many banks to fall back on core businesses and leaner cost structures. They will revert to the things they do best and compete only in markets where they have strong positions.

These actions - coupled with better risk management and an up-to-date view of how the crisis is playing out - should do more than ensure stability.

In Indonesia to date, we are fortunate that the crisis has had a more muted impact on the banking sector.

Indonesian banks are in a much healthier state than most in other parts of the world, partly due to the painful restructuring they underwent as a result of the Asian financial crisis a decade ago.

Two Indonesian banks that feature as top performers in BCG's Creating Value in Banking 2009 report are BCA and BRI. BCA appears in the top 10 for highest Total Shareholder Return among mid-cap banks globally in 2008 based on returns for the past five years.

BRI is among the highest for profitability performance in 2008 as measured on the basis of return on equity. This is clear evidence of the Indonesian market potential.

That said, the crisis presents some clear short-term challenges and opportunities. At the top of the list is clearly managing asset quality. There are expectations from many analysts that the nonperforming loan rate for Indonesian banks will go up in the short term as the economy cools down.

Proactive management of asset quality will determine whether banks will have a decent or a horrible 2009. Beyond that, a critical topic for many banks will be the strength of their retail deposit franchise.

A successful deposit franchise can contribute a material difference to a bank's profitability as well as provide customer relationships to expand the business in the long term.

Many bankers are also talking about how loan growth will slow down in the near future relative to the aggressive growth we saw in 2007-2008. This is likely to happen.

However, it is also important to balance that with the longer term view of the market. There are long-term attractive market opportunities in many different areas - including retail banking, micro-finance and the wholesale segment.

In our view, the slowdown provides clear opportunities for banks to re-tool the necessary capabilities, processes and systems they need to capture the longer term opportunities.

Acting now will position banks to gain substantial ground in their core markets at the expense of competitors that do not respond quickly and with purpose. As we have already said, a crisis is too good an opportunity to waste.

Icon in the first class Mixed Use

Space needs will cause the growth of property, especially premium amenities. Urban needs in conducting activities such as work, shopping, and recreation in an environment that is relatively close to a trend at this time. This encouraged the development of a typology of the new architecture and a multi-function, or more familiarly called the mixed use centre. Combination of several functions of space activities into a new mutation in the modern urban life in the big cities.

Surabaya is the second city of Indonesia after Jakarta, an area where mixed use center is necessary existence. Realized this need and with the presence of Grand City, Surabaya. A mixed use centre at the new first class consists of a mall, meeting facilities incentive, convention and exhibition (MICE), five-star hotel and service Apartment. Strategic location in the heart of the city is one plus the value addition facilities are presented. Built on the land area of almost 5 ha, the Grand City of Surabaya on the first phase of 180,000 m2, offers a Shopping Mall, top class, Convention and Exhibition Center international standard and facilities. Will also be equipped with the five-star hotel and service apartment. Views on the design of contemporary buildings mall add conceitedness display architecture. Design of the building mass on the front of the curve deliberately created as a response to elements of the environment in front of a river Kalimas. Consists of five floors plus a basement with an area of 81,000 m².

Distinguish the interior of the mall the other is the existence of two concepts, namely East and West. With zero in high end segments, which are mixed tenant is brand-brand international fashion, Department store & international supermarket, fitness center and beauty salon, restaurant and famous cafes, cinema building in Surabaya with a 7 screen and the entertainment of children, adolescents and family.

While for the convention and exhibition center located in close proximity to the mall and become one building. Only distinguish the form of building that tends to rectangular. Circulation pattern between the mall and exhibition center is very easy for visitors either in or in the corridor outside the room where there are almost all in the floor. Views outside the visible ignites between two buildings, but each have a clear function space. Convention and exhibition facilities is a convention center, exhibition hall, multi-use space, meeting rooms and space of the first international in Surabaya.

With a total of 21,000 m², the Grand City to provide facilities and exhibition hall in Jakarta outside, complete with ballroom in Surabaya. Excess exhibition center is a facility designed to have a heavy burden on the floor as much as 2 tonnes / m² and a high ceiling to reach 12.8 m. Silver color that dominates the impressive luxurious interior with a blend of luxury lighting system and meet the standards of actual function space. In addition, also needs to support activities that will be stars class hotel and service apartment available in one area. All the existing buildings in the area together to optimize the function of each. Braided from various functions and activities in the international degree that is capable of, the Grand City will be able to bring the city of Surabaya to the city level, capable of reaching the international market domestic and foreign. This is also supported with the circulation pattern of vehicles and people who divided the right.
